Supported and Sheltered Housing

If any of the above apply to you, the ideal solution could be sheltered housing. It is often not considered in the mistaken belief that this type of housing is only for the very old and frail, and that privacy and independence would be lost. This could not be further from the truth! There are many benefits and advantages of living in sheltered housing, which this leaflet will briefly outline. What is Sheltered Housing?
It is a type of housing built with the needs of older people in mind. The design and variety of accommodation, along with the facilities and services provided, create a living environment where people can lead independent lives whilst enjoying security, comfort and peace of mind. Whether you enjoy privacy or wish to make new friends, sheltered housing has something to offer everyone. South Beds District Council manages over 500 individual sheltered properties within 18 sheltered housing schemes, located throughout South Bedfordshire, with the majority situated in Dunstable and Leighton Buzzard.

Sheltered Housing Support Services
The sheltered housing support service is a key feature of sheltered housing. It not only provides a 24hr a day, 7 days a week response service for emergencies but also, as part of their normal duties, Sheltered Housing Officers make daily check calls (Mon - Fri) to residents to ensure all is well, and they are always available to give assistance, advice and guidance should residents experience any problems in their daily lives.
Other Types of Sheltered Housing Provided by SBDC
If you do not require all of the facilities and support that is provided within sheltered housing, SBDC also manages over 100 individual properties within 13 minigroup sheltered housing schemes, which offer manageable sized accommodation with a 24hr emergency alarm system and response service, which may be more suitable for your needs. Daily check calls are not provided.
Is it Expensive to Live in Sheltered Housing?
The rent, service and support charges are very reasonable. The total cost will depend upon the location and size of the property, and the level of facilities and support provided at a particular scheme. We can provide you with estimated costs (or precise costs if you are interested in a particular property or scheme) if you wish to pursue your enquiry further. Rent and many of the service charges are eligible for Housing Benefit subsidy, and if you are eligible for Housing Benefit, you will receive Supporting People grant to cover the full cost of the support charges. You may also be eligible for a grant towards the cost of the support charges if you are not eligible for Housing Benefit but this will depend upon the level of income and savings you have. We can advise you of benefit and grant eligibility should you wish to pursue your enquiry further.
Can I Apply for Sheltered Housing?
Anyone of retirement age living in South Bedfordshire can apply regardless of whether your present home is rented or owned. For couples, at least one partner must be of retirement age. We also welcome applications from people who have not reached retirement age but feel this type of housing may be suitable for them due to a disability or significant health condition. Even if you live outside of South Beds but fulfil the above criteria, you may be eligible if you have family living within the district or another strong local connection.

If you would like to visit one of our sheltered schemes prior to making an application, please contact the Rehousing team and they will make the necessary arrangements.
